XO CONDOS

(for investors in the 2nd tranche/round of funding, effective 1 Nov 2020)

  • Snapshot: We bought a 1 bedroom condo at XO Condos at King & Dufferin in downtown Toronto in April 2019. In just 18 months, it's appreciated 24%! That's to say we made $112,000 while doing nothing!

  • So WHY invest with EBVI versus doing it on your own?: You can absolutely do this on your own! However, you'd need enough cash on hand for 
    - the down payment ($120,000 to $140,000 cash), plus
    - the legal & closing costs (~$12,000), plus
    - the land transfer taxes (~$15,000)
    Most folks don't have that kind of cash available, and that's where we come in, your friend & partner :)

  • The Opportunity: Invest today, get back your principal & earnings in the summer of 2024.

  • The Plan: EBVI will get top-notch tenants when the condo is ready in May 2022. We'll keep it rented for 2 years, and then sell in the summer of 2024. Not only will this provide 5 years of price increases, the investor group will also earn rental income!  

  • The Potential: Earn up to a 20% annual return on every dollar invested. Compare that to your $0% savings account, 2% GIC, or 8% mutual fund! So that means $5,000 invested could become $8,000 to $10,000 in this one project!

  • Snapshot: Leverage EBVI's expertise to find you a high cash-flow rental property, 100% in your name, regardless of how much you earn through your employment or have/don't have for your down payment!

  • The Opportunity: Own your own home, earn monthly income & watch your wealth increase as your home appreciates in value!

  • The Plan: You earn more than $36,000 annually, great! Now simply bring a mortgage preapproval from a bank or credit union. Assuming you've been preapproved for a mortgage of $180,000 or more, EBVI will find a top property, provide the down-payment, take care of the purchase, and manage the property & tenants.

  • The Potential: You'll earn up to $200/month from rental income, plus up to $40,000 from the increase in house value (i.e. appreciation) when we sell 3-5 years later.
    All this when you invested nothing, zero, nada, zilch!
